How do I view/show an available rental property?
Potential renters – Our available properties are equipped with a Rently self showing box. Simply click on the link for the property that says "Enter Property Yourself" and/or "Self Tour Now" then answer any qualifying questions to schedule a convenient showing time. After registering, you will be issued an access code and can visit the property during your scheduled time. For properties not yet ready to view, you can sign up to be notified when they become available. Your registration is good for 30 days and allows you to view up to 20 available properties. Self-Guided Tours with Rently
For Real Estate Agents: The simplest approach is for your client to sign up with Rently. You can then accompany them to view the property. This process streamlines direct communication with prospective tenants and facilitates screening to ensure they meet property qualifications. The Rently boxes operate similarly to the Sentri system you might be familiar with, offering a quick and easy process. Please note: you will not be able to use your SentriKey for access.

How do I view property after hours and/or on weekends?
Our available properties are equipped with Rently self-showing lockboxes. Feel free to schedule a showing at your convenience on any day of the week, up until 9pm. -
Can I rent a unit from out-of-town without viewing it?
We strongly advise against renting a property sight-unseen. We require an in-person viewing by you or a trusted representative, whether that be a local friend, family, or co-worker. If not possible, you must sign a "sight-unseen" addendum, waiving your right to object to any property issues (condition, location, size, color, flooring, parking). Unlike identical apartment units, RENEW primarily rents unique single-family homes, condos, and individual units, making a personal inspection crucial before signing a lease. In-person viewing by you or a representative is typically required, barring extreme extenuating circumstances. -
Can I use a co-signor?
This is an option mostly open to full-time students who have parents that own real estate in Tennessee, but situations vary and you should call us to discuss. If you are not a student and your co-signor does not own property in Tennessee, we will likely not be able to approve you on the basis of a co-signor alone unless the co-signor has a very significant source of income. -
Does every person need to apply separately? What if I am married?
Everyone age 18 or older MUST apply separately AND using a separate email address. This is the only way our background check provider can process the applications. Individual emails also are required to electronically sign the lease, as we only do electronic leases. We do not have paper leases or applications. You must have a valid social security number and any resident aged 18 or older who will be residing (even part time) in the property must apply. -
Do you accept Section 8 vouchers?
Our office does not approve or disapprove Section 8 vouchers. Each property must be approved by Section 8 to accept them. We manage very few properties that meet these criteria. If a property we manage is Section 8 approved, it will be noted on its page. If there is no mention of Section 8, the property cannot be approved for vouchers. While we will accept vouchers on Section 8 approved properties, we rarely have such listings available. -
Do you do short-term leases?
No, all of our leases are for a minimum of one year. After the initial year, tenants may be given the option to convert to a month-to-month lease at a slightly increased rate. We do accept leases longer than one year and each request is reviewed on an individual basis. On the rare occasion we have a shorter term rental, it will be clearly stated on the ad. We do not manage or offer furnished rentals, VRBO or AirBnB properties at this time. -
When will the property be ready?
RENEW Real Estate Services does not typically advertise "Coming Soon" rentals. Anything advertised on our website as "Move-in Ready" can be leased for immediate move in with an approved application, paid deposit, and paid first month's rent. You will be asked to pay the deposit upon approval and your lease must begin within 2 weeks of that time. -
How much is the deposit? What about pro-rated rent?
Most security deposits are equal to one month's rent, unless we are offering an advertised special deal. For example: Rent of $1000 = Deposit of $1000. On a typical move-in, the deposit plus first month's rent and any other current charges must be paid before you can get keys. Please note, if your lease begins after the 1st, your SECOND month's rent will be prorated accordingly. Depending on your credit and/or rental history, you may be asked to pay last month's rent at time of move-in as well. -
What if I do not have a job in the Nashville area?
If you're transferring jobs, that's perfectly fine! However, if you plan to seek new employment upon relocating to Nashville, you'll need to secure a job before applying. We accept verifiable offer letters from major Nashville companies, provided they are on letterhead, include your salary, and show your signed acceptance. If you don't have this, we might still be able to work with you based on your credit score or by accepting additional advanced rent. Please refer to the qualifications tab for further details. -
What is your pet policy?
We're pet-friendly, charging $25/month pet rent per pet (no pet deposit). Small caged animals and fish may be exempt with prior approval. Property-specific pet restrictions will be noted. Please declare pets on your application. We reserve the right to meet pets and refuse those deemed vicious, threatening, or improperly trained for indoor living. Pet owners are responsible for all pet-related damages, regardless of pet rent paid. -
Do you provide pest control services?
It depends. We treat properties as needed for pests prior to move in. We may provide a one-time treatment for a documented pest issue if noted within 7 days of your lease start date. Beyond this, all pest control is the responsibility of the tenant going forward. That said, some multi-family properties and condos may have an ongoing pest control contract that provides for regular treatments. Please contact the office for questions about a specific property. -
Do you require renters insurance?
Yes, we require renters insurance. This insurance can help you recover financially from many unforeseen negative events. It's easy to upload proof of insurance to our property management software, AppFolio, and it will send you annual renewal reminders. For most individuals, good renters insurance coverage costs less than $200 per year. For your convenience, we also offer an integrated solution called FolioGuard Renters Insurance. If you do not provide proof of renters insurance, we reserve the right to place a minimal liability to landlord policy on your behalf, which will result in a small monthly charge to your account until you obtain your own insurance.
