Q:How do I view/show an available rental property?
Potential renters – Our available properties are equipped with a rently self showing box. Simply click on the link for the property that says "Enter Property Yourself" and you can schedule a convenient showing time. After registering, you will be issued an access code and can visit the property during your scheduled time. For properties not yet ready to view, you can sign up to be notified when they become available. Your registration is good for 30 days and allows you to view up to 20 available properties.
Real Estate Agents – You can register with rently.com to get access codes to show the properties. The boxes function very similar to the SentriBoxes. Once you are registered you can then get multiple codes to show any available properties in the Middle Tennessee area.
Q: How do I view property after hours and/or on weekends?
Q: Can I rent a unit from out-of-town without viewing it?
Yes, but we do not suggest this. It is best to view them in person or have someone you know and trust or your real estate agent preview the home for you. If you cannot do this, you are required to sign a “sight-unseen” addendum that waives any objections to any issues you have with the property including but not limited to: condition, location, room size, color, flooring, parking, etc. Again, you are strenuously encouraged to personally view any rental property before signing a legally binding lease agreement.
Q: Can I use a co-signor?
This is an option mostly open to full-time students who have parents that own real estate in Tennessee, but situations vary and you should call us to discuss. If you are not a student and your co-signor does not own property in Tennessee, we will likely not be able to approve you on the basis of a co-signor.
Q: Does every person need to apply separately? What if I am married?
Everyone age 18 or older MUST apply separately AND using a separate email address. This is the only way our background check provider can process the applications. Individual emails also are required to electronically sign the lease. We only do electronic leases. We do not have paper leases or applications. You must have a valid social security number and any resident aged 18 or older who will be residing (even part time) in the property must apply.
Q: Do you accept Section 8 vouchers?
Section 8 vouchers are not approved or disapproved by our office; each property has to be approved by Section 8 to accept vouchers. There are very few properties we manage that meet this criteria. We will accept them on properties that are approved from Section 8, but we rarely have those. If we have a Section 8 approved home, it will be noted on the page for the property. If it does not mention Section 8, then it cannot be approved for vouchers.
Q: Do you do short-term leases?
No, all of our leases are for a minimum of one year. After the initial year, tenants may be given the option to convert to a month-to-month lease at a slightly increased rate. We do accept leases longer than one year and each request is reviewed on an individual basis. On the rare occasion we have a short term rental, it will be clearly stated on the ad. We do not manage or offer furnished rentals, VRBO or AirBnB properties at this time
Q: When will the property be ready?
RENEW Real Estate Services does not advertise "Coming Soon" rentals. Anything advertised on our website is "Move-in Ready" can be accessed immediately with approved application, paid deposit, and paid first month's rent. You may also pay the deposit upon approval and we will hold the unit for up to two weeks.
Q: How much is the deposit? What about pro-rated rent?
All security deposits are equal to one month's rent. For example: Rent is $1000 = Deposit $1000. On a typical move-in, the deposit plus first month's rent must be paid. If there is a pro-rated amount you will receive that credit on the second month. Depending on your credit and/or rental history, you may be asked to pay last month's rent at time of move-in as well.
Q: What if I do not have a job in the Nashville area?
If your job is transferring with you, no problem! If you will be looking for a new job once you relocate to the Nashville area, you will need to secure employment prior to application. We will accept verifiable offer letters from major Nashville companies if they are on letterhead and have your salary and signed acceptance. If you do not have this, we may be able to work with you depending on your credit score or by taking additional advanced rent. Please see the qualifications tab for more information.
Q: What is your pet policy?
We pride ourselves on our pet-friendliness and don't even charge a pet deposit! What we do charge, is $25/month pet rent per pet. They do need to be friendly and well cared for. Some small cage animals and fish do not require rent so contact us for prior approval. If a property doesn't allow pets it will be indicated in the ad. Please mention any pets on the application. We reserve the right to meet all proposed pets and to refuse any that appear vicious, threatening or improperly trained to live indoors.
